Have you ever wondered who is selling their house in December? For some people, the thought of having open houses and showings during December feels overwhelming — they want to enjoy their holiday season, cozy in their living room without packing boxes and the stress of moving. However, there are several reasons why someone might try to sell or buy in December.
Here are 3 reasons why someone might sell or buy in December:
1. Financial Pressure – Sometimes you don’t have an option of when you have to sell. Bills add up, deferred maintenance is accumulating, and the cost of owning is too much. If you need to sell for financial reasons or if you are getting behind on mortgage payments, please reach out to a KALEO agent so you both can figure out how you can capture your equity and sell. Often, you might have to buy or sell so that the sale is counted for the 2023 year. Many 1031 exchanges, inherited properties, and investments are time sensitive and you should always consult your tax professional to see if there are implications to a sale.
2. Timing – If you work in a profession where you have time off in December, then it can be a great time to leverage a couple of weeks off of work to move and work out the logistics. December can also be perfect timing if it is your work “slow season” and it is easier to focus on the sale or purchase.
3. Opportunity – When the diamond in the rough comes on the market in December, you can’t choose to wait until July because that house won’t be there anymore! If the perfect home comes on the market this month, then you might need to jump on the opportunity. Alternatively, if you want to sell, then the month of December can be a unique opportunity to attract serious buyers.
December is also the time when I start my 2024 goal planning and focus on educating and building my business. If you are setting your 2024 goal too and they involve investment properties, selling, moving out of state, or any other big real estate move, then reach out to me! Let’s talk!
