Real Estate is hyperlocal and time dependent. The strategy or advice I would give to a homebuyer or home seller depends on when we are talking: what time of year, how long are homes staying on the market, when the move needs to happen. Does my client have a sense of urgency or is their attitude “if it happens, it happens”. For some home buyers, they are ready to jump into home ownership if the purchase is a slam dunk deal and everything lines up perfectly, but their motivation is not to be moved by a specific date.
Real estate is personal: I have a relationship with each of my clients so I understand their needs and why.
I wanted to share some insights from the California June 2024 Sales and Price Report:
– California’s median price was $900,720
– The median price stayed above $900,000 for the third month in a row
– Active listings increased
– Days on Market was 18 days
I’m often spending time with friends and family when someone leads with, “Hey, I have a real estate question and I’d love to pick your brain and get your professional opinion.” Sometimes the question is whether it is a good time to buy or sell, or bouncing off ideas that someone shared with them.
Sometimes it is easy to answer in 30 seconds, but often it is a part of a larger conversation.
Here is one thing I give to my clients whenever they are buying or selling: TIME. Time is our most precious commodity and I spend hours with clients helping them get their home to market or vetting properties and writing up offers. With the rise of AI and different time saving tools, we sometimes lose perspective on the importance of face-to-face or actual conversations.
